Short Term Rental Agreement
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between Jeff Sasaki (“Homeowner”) and “Guest” requesting reservation from Adventure Fly Co website as of the date last set forth on the electronic acceptance of said Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. PROPERTY. The property is located at:

The property is furnished and includes linens, towels, dishes, utensils, pots, pans, dishwasher, microwave oven, stove, oven, refrigerator/freezer, televisions (2), DVD player (1).
2. RENTAL PARTY. The rental party shall consist of Guest and number of adults, children, and pets stated in reservation requested with Adventure Fly Co.
3. MAXIMUM OCCUPANCY. The maximum number of guests is limited to 4 persons.
4. TERM OF THE LEASE. The lease begins at 4 p.m. PST on the “Check-in Date” and ends at 11 a.m. PST on the “Check-out Date.”
5. MINIMUM STAY. This property requires a 2 night minimum stay.
6. RENTAL RULES. Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
7. ACCESS. Guest shall allow Homeowner/property manager access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
8. CANCELLATION POLICY. Same as AFC fly fishing trip cancellation policy.

RENTAL RULES
SMOKING is NOT allowed.
People other than those in the Guest party set forth above may not stay overnight on the property. Any other person on the property is the sole responsibility of Guest.
The owners are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Keep the property and all furnishings in good order.
APPLIANCES will only be used for their intended purposes.
PETS are allowed at owner’s discretion for a $25/night non-refundable fee, plus $100 damage/ excess cleaning refundable deposit.
PARKING. Vehicles are to be parked in designated parking areas only with use of Ski Trails parking permit. Permit must be displayed in front right dash. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
HOUSEKEEPING. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the unit. Housekeeping will clean house and launder linens one time after your departure.
FIREPLACE. The fireplace is a non-vented propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace(s). Ensure that the fireplace is on the off position prior to your departure.
WATER. Please be aware that California is experiencing a drought and conserve water accordingly. DO NOT FLUSH products other than toilet paper. No feminine hygiene products should be flushed at anytime. If it is found that feminine products have been flushed and clog the plumbing, you could be charged damages.
WEATHER. No refunds will be given for storms. Mountain roads can be curvy and steep. Paved drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
POST-STAY INFORMATION:
Central Heat. There is a thermostat in the hallway. Upon your departure, ensure that the thermostat is set at 55 degrees.
Fireplace. Ensure that fireplace thermostat is on “off” position.
Garbage. Ensure that all garbage is disposed of at time of departure in Ski Trails dumpsters located at parking lot entrance.
Dishes. All dirty dishes are to be loaded in dishwasher, and cycle started prior to your departure.
Doors. Ensure that all doors (2) are locked upon your departure.
Windows. Ensure that all windows are closed and locked prior to your departure.
